Sime Darby Vision Valley – Laying The Foundations For Tomorrow Today

KUALA LUMPUR, 23 January 2009 - Sime Darby Property Bhd has unveiled the masterplan for Sime Darby Vision Valley (SDVV), a multi-billion ringgit integrated property development master plan spanning 80,000 acres across the states of Selangor and Negeri Sembilan. The SDVV is located within the Kuala Lumpur Conurbation as defined under the National Physical Plan.

SDVV will enable Sime Darby Property to realize the value of its land bank in the states of Selangor and Negeri Sembilan, in areas which have already been identified by the government for future growth and development. The estimated gross development value of the SDVV is between RM25 billion and RM30 billion and it is estimated that the project will span 20 years. The KL Conurbation is part of the National Physical Plan announced in 2005 by Prime Minister Dato’ Seri Abdullah Ahmad Badawi, to complement the country’s five-year economic development plans.

“We have landbank of about 80,000 acres stretching from the Guthrie Corridor in Shah Alam down to Seremban in the south, all within the KL Conurbation,” said Dato’ Seri Ahmad Zubir Murshid, President and Group Chief Executive of Sime Darby Berhad. “This area has been earmarked by the government for development under the National Physical Plan. With the Sime Darby Vision Valley we will be able to unleash the inherent value of our land bank,” Ahmad Zubir added.

There are two main components to SDVV – Selangor Vision City and Negeri Sembilan Vision City.

The Selangor Vision City (SVC) covers 11,000 acres stretching along the Guthrie Corridor Expressway from Lagong to Bukit Jelutong and will include residential and commercial developments and Elmina Township. Elmina will be an environmentally friendly development which will introduce among others, the use of energy saving concepts, water management systems and other sustainable features within a township development.

The SVC development will also include existing townships such as Subang Jaya and Bukit Jelutong, which will be given a new lease of life with the Subang Jaya City Centre Development and the Bukit Jelutong City Centre Development.

“Some of our townships are not new but we decided to include them in Vision Valley and come up with a plan to rejuvenate them,” Ahmad Zubir explained.

The Negeri Sembilan Vision City (NSVC) will be anchored by the Aeropolis which will take advantage of the close proximity of international airport terminals in the area. The Aeropolis was conceptualized as the foundation to spur the growth of other NSVC developments such as education, medical, sports and leisure clusters including the Sime Darby Nature Reserve. The existing townships of Planters’ Haven and Nilai Impian are also part of the NSVC.

According to national estimates, the population of the KL Conurbation will reach 8.5 million by 2020, a critical factor taken into account when SVC and NSVC were envisioned.

Dato’ Seri Ahmad Zubir Murshid said: “The population growth of the Klang Valley will create strong demand for mixed housing, education, health and leisure facilities within the KL Conurbation. We want to be ready to leverage on this strong demand and we believe that the SDVV concept will be well placed to offer a range of facilities and services.’’

As the Master Planner and developer for SDVV, Sime Darby will undertake to develop some of the proposed projects. However, other investors may be invited to participate in specific projects within the two components of SDVV.

Sime Darby’s core businesses are in the plantation, property, motors, energy and utilities and industrial sectors. The Property Development unit is the conglomerates second largest division.
